The Loan Process
Guiding you from first steps to final signature. Understanding each phase ensures a smooth journey to homeownership.

Phase 1: Preparation
Assess your credit, organize documents, and get pre-approved to define your budget.

Documents needed :
Drivers License                                     Social Security Card
Last 2yrs of W2s                                    2 Most Recent Pay Stubs
2 Months of current Bank Statements            Lease Agreement (If you are renting)
Mortgage Staement & Homeowners Insurance (If you own a home)
Â
If you are self employed we will need:
2yrs Tax returns (Schedule C included)
LLC/Articles

Phase 2: Application
Submit your application online. Submit the documents requested. Complete a credit report. Lenders require a Tri-Merge credit report pulled from all 3 major credit bureaus. Once your FICO score is determined we move forward to see what loan options we have. We will guide you through the necessary documentation to ensure you are able to receive a Pre-Approval.Â

Phase 3: Underwriting
If you are able to receive a Pre-Approval from the loan officer, the next step would be getting with a real estate agent and finding your home!
Â
Once you are able to get a purchase contract, we move into the phase where your loan is sent to an underwriter for review.
Â
The underwriter for the lender will either approve your loan, approve with conditions or deny. Approved with conditions would mean the underwriter is requesting more information.Â
.

Phase 5: Closing Day!
Sign your loan documents, pay closing costs, and get the keys to your new home. This final step completes your mortgage journey, turning your ownership vision into a reality with professional clarity.
Phase 4: Home Inspections
Once under contract, you’ll schedule a professional home inspection with your agent’s guidance. The inspector examines the home’s structure, roof, and systems to ensure everything is in working order. This step ensures you are protected before moving toward the final closing.

During this phase the lender is also ordering the appraisal and preparing documents for closing.Â
